Mortgage & Borrowing

Six calculator tabs are available.
Mortgage Calculator — available
Work out repayments and what changes them.
Enter your loan amount, interest rate, and term, and see:
- What your regular repayment would be
- Total interest over the life of the loan
- How the balance falls over time
Worth trying: put in your actual mortgage, then add $50 a week to the repayment and look at the total
interest again. The difference over a 25-year term is usually startling.
Useful for:
- Checking what a new rate means before you fix
- Seeing the effect of extra repayments
- Comparing loan terms
- Working out what a given repayment can support
Offset Account Calculator — available
An offset account reduces the balance you pay interest on by the amount sitting in a linked savings
account. Keep $20,000 in offset against a $400,000 mortgage and you pay interest on $380,000.
The calculator shows what an offset arrangement would save you and how much sooner the loan would be paid
off — worth checking against the fees and any rate difference before deciding.
Mortgage Repayments — available
Compare principal-and-interest and interest-only repayments at weekly, fortnightly, or monthly
frequencies. Select an advertised bank rate or enter your own rate, then review the projected interest
and repayment split over the loan term.
LVR Calculator — available
Calculate the loan-to-value ratio for an owner-occupied or investment property. The result shows your
equity, the usual lending threshold, and any headroom or deposit gap.
Equity & Leverage Calculator — available
Estimate the usable equity across properties you own and the indicative purchasing power it could
support, together with any savings you plan to contribute.
Mortgage Rates — available
Compare current advertised mortgage rates across selected New Zealand banks and common fixed terms.
Rates are indicative and may differ from the rate a lender offers you.
Property Investment Analysis

Three calculators are available.
Property Investment Calculator — available
The tab Swish opens on. Model an investment property: what it costs to hold, what it returns, and how
the numbers look once the mortgage, rent and expenses are all in one place.
As with the mortgage tools, pull the figures from your registers so you are modelling your actual
position.
Rental Yield Calculator — available
Compare gross yield with net yield after vacancy and running costs. The full breakdown also estimates
cash flow, return on deposit and the rent or interest rate at which the property breaks even.
Capital Growth Projector — available
Project a property's value using cautious, steady, strong or custom growth assumptions. Add the
mortgage to see how principal repayments and property growth could change your equity over time.
Using the calculators well
Use real numbers. Your actual balance, actual rate, actual term. Pull them from your Liabilities
register — see About registers.
Model one change at a time. Change the rate, or the repayment, or the term — not all three — so you
can see what each is worth.
Check the total interest, not just the repayment. A longer term makes the repayment comfortable and
the total much larger.
Record what you learn. If you decide to fix at a new rate, update the item in your Liabilities
register and set a reminder for when the fixed term ends. See
Reminders and notifications.
Your calculator session
Swish keeps successful calculations from the current browser tab so you can move between calculator
tabs without losing the figures you have just explored. Repeating the same result does not create
duplicates, and older entries are removed automatically if the session becomes large. The history is
temporary: it is not added to your profile, URLs, logs, or analytics, and closing the tab clears it.
If browser storage is unavailable, the current open page can still retain the figures in memory, but a
reload may clear them.
Contacting an adviser
Select Get in touch to open the adviser form. It summarises the relevant calculations from this
session so you can review them before sending anything.
Include figures from this calculator session starts unticked. If you leave it unticked, none of the
calculator figures are sent. If you tick it, the reviewed figures are included with your request. Your
name and email come from your signed-in Swish account; the form does not add a phone number.
While the request is being sent, the form stays locked to prevent duplicates. If sending fails, your
draft and its retry state stay available.
An important caution
These calculators are for exploring options, not for advice.
They use the numbers you enter and a straightforward model. They do not account for your full
circumstances, lender-specific rules, fees, insurance requirements, tax, or anything about your life a
calculator cannot know.
Before acting on anything you work out here, talk to a mortgage adviser or financial adviser. Use
Get in touch from the calculator when you want the option to include the figures you have reviewed.
Common questions
Why do the figures differ from my bank's? Lenders vary in how they calculate interest, apply fees, and
handle payment timing. Small differences are normal. Treat these results as indicative.
Are my inputs saved? They are kept only for the current browser-tab session so you can review and,
if you choose, share them with an adviser. Closing the tab clears them. Record decisions in your
registers.
Can I use them for a loan I do not have yet? Yes. That is what they are best at.
Do they use my real data? No. You enter the figures. It is worth pulling them from your Liabilities
register so you are modelling your actual position.
