LVR Calculator
Open Investment Tools → Mortgage & Borrowing, then choose LVR Calculator.

What it helps you answer
Loan-to-value ratio (LVR) compares a property's lending with its value. Use this calculator to estimate
your current or proposed LVR, equity, and distance from the lending threshold shown.
Enter the property value, lending amount, and whether the property is owner-occupied or an investment.
Review:
- calculated LVR
- estimated equity
- the indicative lending threshold
- available headroom or the deposit/equity gap
How the calculation works
LVR is the loan amount divided by the property value, expressed as a percentage. Deposit or equity is
the property value minus the loan. Swish compares the result with the policy threshold currently shown
in the calculator: by default, 80% for an owner-occupier and 70% for an investor.
The maximum loan is the property value multiplied by that threshold. If the entered loan is above it,
the result shows the amount that would need to move from lending to deposit to reach the threshold. If
it is below, the result shows the remaining lending headroom. These policy settings can change and may
be configured differently by the Swish app.
Reading the result
A lower LVR generally means more equity, but the threshold is a guide rather than an approval rule.
Lenders use their own valuations, servicing tests, policies, and exceptions.
Use a current property value and all lending secured against it. See
Equity & Leverage Calculator when you want to explore usable
equity across more than one property.
