Equity & Leverage Calculator

Open Investment Tools → Mortgage & Borrowing, then choose Equity & Leverage Calculator.

The Mortgage and Borrowing screen showing the calculator tabs

What it helps you answer

Use this calculator to estimate the equity in properties you own, how much may be usable under the
displayed lending assumptions, and the indicative purchasing power that equity and your savings could
support.

Add each property's value and lending, then include any cash savings you intend to contribute. Review
the total equity, usable equity, and estimated purchasing power.

For each property, also select how it is used. The current default assumptions retain 20% equity in a
home you live in or holiday home, and 30% in a rental. For the proposed purchase, the default deposit is
20% for a new build or holiday home and 30% for an existing investment property. The live calculator
shows the assumptions in force, and Swish can update them as lending policy changes.

How the calculation works

For each property, total equity is its value minus its mortgage. Useable equity is the amount above the
required retained-equity buffer; it is never allowed to fall below zero. Swish adds useable equity from
the entered properties and any available savings, then divides that deposit pool by the deposit
percentage required for the selected purchase type.

What the results show

Important limitations

Equity is not the same as an approved loan. A lender will also assess income, expenses, existing debts,
property type, valuation, servicing, and its current lending policy. A property above its lendable line
contributes no useable equity but does not reduce another property's contribution unless the lender
cross-secures them. Treat the result as a starting point for a conversation, not money already
available.

For one property's basic lending ratio, see LVR Calculator. To discuss the
result, see Contacting an adviser.
