Capital Growth Projector
Open Investment Tools → Property Investment Analysis, then choose Capital Growth Projector.

What it helps you answer
Use this projector to explore how an assumed property growth rate and mortgage repayments could change
the property's value, debt, and equity over time.
Choose a cautious, typical, strong, or custom annual growth assumption. Add mortgage details when you
want the chart to include the changing loan balance. Use the year control or chart to inspect the value,
loan, and equity at a particular point.
How the calculation works
The projected property value compounds annually:
value today × (1 + annual growth rate) ^ years
Quick mode uses only the property value, growth rate, and a 5, 10, 20, or 30-year horizon. Mortgage mode
also uses the current loan, repayment type, interest rate, remaining term, and inflation assumption.
Principal-and-interest debt amortises monthly; interest-only debt keeps the same balance. Projected
equity is the projected property value minus the remaining loan. Inflation is used to show projected
value and equity in today's dollars.
What the results show
- projected value, value gained, and value multiple
- exact doubling time and the rule-of-72 estimate when growth is positive
- projected loan balance, equity, and equity gained in mortgage mode
- monthly repayment and inflation-adjusted value or equity
- a year-by-year chart and results at two percentage points below and above the entered growth rate
Treat growth as an assumption
The selected rate is a scenario, not a forecast or guarantee. Property values can fall, remain flat, or
grow differently from a smooth annual rate. Compare several assumptions and avoid treating the strongest
case as the expected outcome.
Invalid inputs hide results until corrected. In quick mode, mortgage fields that are not in use do not
affect the growth-only result. For cashflow, expenses, and vacancy, use
