Mortgage Rates
Open Investment Tools → Mortgage & Borrowing, then choose Mortgage Rates.

What this page shows
The rates board compares currently available advertised mortgage rates from selected New Zealand banks
across common fixed terms. Use it to understand the market range before testing a rate in another
calculator.
What the board uses and shows
The board loads the current advertised-rate feed used by Swish. It displays floating, 6-month, 1-year,
2-year, 3-year, and 5-year terms for supported banks. Desktop rows initially sort by the 1-year rate;
missing rates sort last, and the lowest available rate in each term is highlighted. The compact view
summarises the same data for smaller screens.
Rates refresh every 30 minutes while the page is open. The last updated value comes from the source
feed, not the time your browser requested it. Data older than five days is marked as stale, while a
missing, invalid, or future update time is marked as unknown.
Check the source update time and any warning shown with the board. If the latest refresh fails, Swish may
retain previously loaded figures with a warning rather than replacing them with invented data.
Before relying on a rate
An advertised rate is not a personalised offer. Eligibility, loan-to-value ratio, cashback, fees,
repayment features, and negotiation can change the rate and total cost. Confirm important figures with
the lender or an adviser.
Use Mortgage Repayments to compare payment frequencies and
Mortgage Calculator to explore the total cost over time.
